Lantzman Lending provides direct financing through private real estate loans secured by non-owner occupied residential, commercial, industrial, and multi-family residential real estate. Lantzman Lending finances all types of real estate, which includes, fix and flip loans, construction loans, refinance loans, and commercial loans. It is very easy to apply for a loan and you will receive an answer usually within 24 hours. When considering your application we will primarily review the collateral to the loan. The strength of the deal is the main determining factor in the loan underwriting. However, we also review your ability to repay, credit-to-debt ratio, cash reserves, and your experience level. We provide these hard money loans in California and Texas. Loans made or arranged outside of California must be represented by a Mortgage Broker qualified to do business in that State.

As a Borrower with Lanzman Lending, no matter the type of real estate, we have a loan product to fit your needs. Whether you hold Title in a company entity (LLC, Corp, Trust, etc.) or personal name, our team is experienced and ready to handle all transaction types. Being primarily asset-based lenders allows us to require only a one page application to get started and return a quote usually within 24 hours.

FIX-N-FLIP OR REHAB LOANS:
  • Up to 85% of the Purchase Price + 100% of the Rehab Construction Costs, or 65 – 70% ARV
  • 2.0 – 3.5 points on most 6-18 month loans
  • From 8.99% interest depending on LTV
  • Rehab portion of loan held in Fund Control and released on draws (same day release)
  • Interest is paid only on drawn amount of loan
  • No prepayment penalty, extensions available

CONSTRUCTION LOANS:
  • Up to 100% Construction Loan amounts
  • Loan amount not to exceed 65% of finished value of property
  • From 3 points on most 12 month loans
  • From 8.99% interest depending on LTV
  • Loan is held in Fund Control and released on Draws
  • Interest is paid only on drawn amount of loan
  • No prepayment penalty, extensions available

REFINANCES:
  • Up to 65% of current fair market value
  • 2.0 – 3.5 points on most 6-18 month loans
  • From 8.99% interest depending on LTV
  • Cash Out Refi Loan will require a Use of Funds letter
  • Cash Out needs to be used towards business purposes

COMMERCIAL LOANS:
  • Up to 65% of current fair market value
  • 2.0 – 3.5 points on most 6-18 month loans
  • From 8.99% interest depending on LTV
  • Cash Out Refinance will require a Use of Funds letter
  • Cash Out needs to be used towards business purposes

PROBATE, TRUST & ESTATE LOANS:
  • Up to 65% of current fair market value
  • 2.0 – 3.5 points on most 6-18 month loans
  • From 8.99% interest depending on LTV
  • Utilize for property tax reassessment benefits
  • Fund settlements & real estate buyouts
  • Payoff attorney fees, mortgages, delinquent taxes & other liens/expenses
  • No prepayment penalty, extensions available
